Buyer's Inspections are the most common type of inspection. This type of inspection occurs most-often as a contingency prior to closing a real estate sale. A Buyer's Inspection is designed to protect the prospective property purchaser from entering into a sale without knowing a property's general disposition and state. In other words, it helps buyers to avoid any potentially-costly surprises. Approximately ninety-percent of all inspections performed are Buyer's Inspections, and more buyers than ever are using them to mitigate the risk of fiscal and legal calamity associated with a purchase.

When buying a home, you should always have a professional home inspection performed. You need to know exactly what you are getting. Making your buying decision much easier and more confident.

The home buying process can be confusing and stressful. Not only do you need to consider things such as price and location, you also have to worry about whether the house itself has any problems that could become costly surprises down the road.

The Home Inspection is an unbiased, professional visual assessment of the condition of the house. It provides you an expert opinion and professional report on the condition of the physical structure and various systems within a house. During this time the inspector is analysing all major components of the home looking for visible evidence of problem areas. The inspector will offer verbal analysis and recommendations for addressing each problem area. Unlike a home inspection designed for a real estate sale transaction, there are no cost estimates or report forms to fill out. This service is designed to be a significant savings to the homeowner and provides valuable information to assist the homeowner in addressing issues that effect the occupants or with preparing the home for future sale. If and when it comes time for the home to be put on the market, a complete home inspection designed for real estate transaction is recommended and commonly paid for by an interested buyer.

Buyers might want to know the radon levels in areas of the home (like a basement they plan to finish) that the seller might not otherwise test.

Today many homes are built to prevent radon from coming in, older homes do not. Your state or local area may require these radon-resistant construction features. If you are buying or renting a new home, ask the owner or builder if it has radon-resistant features. The EPA recommends building new homes with radon-resistant features in high radon potential (Zone 1) areas. Even if built radon-resistant, every new home should be tested for radon after occupancy. If you have a test result of 4 pCi/L or more. For more information, refer to EPA's Map of Radon Zones and other useful EPA documents on radon-resistant new construction (see publications).

Payment

Deposit is required at time of booking the inspection. Balance is due on inspection day. Payments are accepted by credit, debit, check and of course, cash. 

Cancellation

1. You may cancel an inspection at any time prior to the date of the inspection, providing that you have issued an email notice to bruce_wingate@juno.com and we receive it before close of business on the date prior. 2. The inspection date may be rescheduled to another mutually agreeable date and time without additional cost to you, providing you comply with 1 Above. 3. If you cancel an inspection up to 48 hours prior to the date and time of the agreed inspection date and time, you will receive a refund of your full payment, less an administration and merchant fee transaction cost of $25.00. 4. If you cancel the inspection within 48 hours of the agreed inspection date, and before the date of the inspection, you will receive a refund of your full payment, less an administration and merchant fee transaction cost of $50.00. 5. If you cancel an inspection on the same day as the inspection date, no refunds are offered.
