Tips on Estimating Construction Cost
By Ryan Donahue
You’ve probably come across a client or two who decided to remodel their new house to make it more attractive to potential buyers when the time comes to sell it. But as you already know, not all home improvements add value to the house. Even if it cost thousands of dollars or is luxurious enough to be featured in a magazine, a pricey home remodeling project does not necessarily guarantee a return of investment. Prevent your clients from committing financial remodeling disasters and recommend these five best home improvements instead.
Kitchen Counter Tops
Brand new kitchens are popular home improvements but what most people don’t know is that they are unlikely to make more than their original investment. Some even end up losing money! But remodeling a kitchen need not be expensive. One of the best home improvements anyone can do is to change the kitchen counter tops – they give any kitchen the refreshing facelift it needs at a price most people can afford. Most local home improvement stores have Premade Formica counter tops for $300 or less. Because they’re premade, it’s easy for your clients to install it themselves. Tile counter tops are also an excellent choice, but are more expensive and will require a contractor to install them. Still, they provide an elegant look that will be appreciated by your client’s family and any prospective buyer.
Tile Floors
Adding tile floors to your kitchen or bathroom is also among the best home improvements anyone would want to make, especially if they intend to sell the house. Tile floors are typically associated with well-built homes because they can last decades if installed properly. Like kitchen counter tops, there are inexpensive tiles and pricey tiles. Advice your clients to decide on designs that fall within their budget.
Lofts
Everyone could use some extra room, and adding a loft is an excellent way to go about it. As long as it fits the rest of the house’s architecture and is built according to the planning rules, a loft can add 10% or more to the value of one’s home. As long as the loft additions are virtually indistinguishable from the rest of the house, your clients can enjoy a decent return of investment.
New Central Heating
Replacing the current central heating system may not add value to the house, but they will hold up the sale price of the property. Your clients can also indirectly recuperate their costs through efficient heating and lower energy bills.
Redecorate, Redecorate, Redecorate
Pound-per-pound, doing minor upgrades and simple redecorating is the best home improvement tip you can give to anyone. Simple yet tasteful changes can make the interiors attractive to the house’s residents and prospective buyers without spending a fortune. For instance, repainting the living room with soothing finishes and adding spa-like touches makes curling up on the sofa just as appealing as spending the day at the spa. Not to mention that a good paint job can add around 10% to the home’s final value.
Remind your clients that when they remodel, they shouldn’t expect to get their return of investment immediately. If they want to undertake a remodeling project because they want to make living in their home more pleasurable, encourage them to do so. The most important factor in deciding to remodel is whether the project will improve the way they live in their home today.
