The MLS or Multiple Listing Services was engineered by real estate professionals so that brokers, agents, and buyers have a convenient go-to site for marketing properties or viewing properties. The MLS is not the only real estate listing service out there, but it is the only service restricted to real estate brokers and agents. It is also one of the most comprehensive sources of real estate properties available for sale, as well as an up-to-date database of properties sold, withdrawn listings, and expired listings. This data helps brokers and agents guide their clients on how to price their properties based on the amount people have paid for similar properties.
As a real estate agent, you can’t have too many MLS homes listings. After all, it is your job to place your client’s properties’ in a convenient location where other prospective buyers can find them.
Information Given
All MLS homes listings include all the relevant information and data about the property. Essentially, each MLS homes listing includes the address, a physical description of the property, photos of the property, the size of the property, the number of rooms, most recent assessment, and all tax information. Each listing also includes the compensation to be received by the buyer’s broker, as well as the contact information for the agent who created the listing.

The main advantage to using an MLS is that your listing isn’t just placed in one website viewed by a very small locality. All MLS homes listings can be viewed by every other broker or real estate agent in your city, state, even the whole country. Now this is the opportunity you want if you’d like to sell your clients’ properties as quickly as possible and earn your commission. Besides reaching a large audience, the MLS also provides convenient packages that cater to all your needs. The most basic package, the low cost package, includes not just a listing at the local MLS for up to six months; your listing gets sent to hundreds of other real estate websites on the Internet. This is convenient for your client too because the package includes the necessary paperwork like sales contracts, as well as free changes to the listing and a yard sign.
Your Membership to the MLS is Not Restricted
The good thing about using an MLS is that you can be a member of more than just one multiple listing service. For instance, the Metropolitan Regional Information Service (MRIS) of the Washington DC areas have brokers who list properties located all the way in Richmond, Virginia. The Central Virginia Multiple Listing Service (CVMLS) caters to the Richmond area. If you are a member of the MRIS and CVMLS, you can list one property in both multiple listing services and reap in the benefits of reaching a larger market. There are no restrictions as to the number of MLS you can be a part of, and there are no restrictions to the number of MLS you can send a listing to, so long as you are a member of that MLS.
